Academy Is Coming to the FM 1488 and Spur 149 Corner

The corner of FM 1488 and Spur 149 is about to get a lot busier. A new Academy is on the way, and the city has already cleared a 28-acre project right beside it.
For a long time, the trip to buy cleats, a deer rifle, or a kiddie pool meant a drive toward The Woodlands. That's changing. Academy Sports + Outdoors is planned for the Magnolia Village shopping center at the southeast corner of FM 1488 and Spur 149, at 4353 Magnolia Village Drive. The plans put it at a little over 55,000 square feet, a single-story store, with construction set to begin in spring 2026 and a target finish near the end of the year.
That corner is filling in fast. Last September the City Council approved a Chapter 380 economic development agreement for a separate 28-acre mixed-use project nearby, also at FM 1488 and Spur 149. The agreement calls for retail, homes, and commercial space, with one of the conditions being a home-improvement store of at least 100,000 square feet. Magnolia already has a Home Depot down the corridor near I-45, so this would put a second big home-improvement anchor on the west end of town.
A Chapter 380 agreement is a tool Texas cities use to land a development they want. The city agrees to share back a portion of the new sales or property tax the project generates, usually for a set number of years, in exchange for the developer building it here instead of one town over. It's a bet: give up a slice of the revenue up front to get a project that throws off far more tax over time. Whether any given deal pencils out is a fair thing to watch, and we'll keep an eye on the terms as the project moves.
The plain upside for residents is twofold. There's the convenience of not driving 20 minutes for ordinary shopping. And there's the money that stays here. Sales tax collected at a Magnolia store helps fund local services, including the fire district that runs on a sales-tax share. A busy retail corner doesn't just save you a drive; it quietly helps pay for the trucks that show up when you call 911.
