Now Open: A Busy Spring of Openings on the FM 1488 Corridor

A new boat-and-RV yard opened this month off FM 1488 — the latest sign that the corridor's spring building season is in full swing. Here's a quick roundup of what's newly open around Magnolia and Tomball, and what's on the way.
Drive FM 1488 any given week and you can watch Magnolia grow in real time — a slab here, a framed wall there, a banner that reads "Now Open" where a field used to be. The newest one went up this month off the western end of the corridor. It answers a question every fast-growing subdivision eventually bumps into: where do you put the boat?
Foxgate Boat & RV Storage
Foxgate Boat & RV Storage opened May 13 at 31125 Old Hockley Road, just off FM 1488 near Hwy. 249 — less than twenty minutes from the Lake Conroe boat launches. The facility is built for the oversized stuff most HOAs won't let you park in a driveway: extra-large bays for Class A motorhomes, fifth wheels, and big boats, behind perimeter fencing with individualized gate codes, HD cameras, and round-the-clock access. Online portal for reservations and payments. Storage starts at $154 a month. Houston-based Foxgate Capital developed it with Cannon Construction.
"Our goal with Foxgate Boat & RV Storage is to provide more than just a place to park a vehicle," company representative Eric Houston said in announcing the opening. "We're delivering peace of mind through industry-leading security, 24/7 access, and a seamless, technology-driven customer experience." It's the kind of unglamorous business that appears precisely because the rooftops came first. A town with this many new garages eventually needs somewhere to keep the toys that don't fit inside them.
And it wasn't the only one.
Foxgate joined a busy stretch. Earlier in May, Community Impact counted eight businesses newly open around Tomball and Magnolia — among them a Juiceland and a Swig, the Texas-grown drive-thru soda-and-treat chain that has been moving hard across the Houston suburbs. Behind them the pipeline keeps filling: a batch of projects registered with the state in early May included Third Gen Coffee, a sign the corridor's appetite for a good local cup hasn't been fully met yet.
None of this surprises anyone who has watched FM 1488 the last few years. Same growth story — seen from the cheerful end. Every one of these openings is a lease signed, a payroll started, a few more reasons to keep your errands inside the 77354 instead of driving them to The Woodlands.
