The FM 1488 Work Is Not One Project. It Is Two, and Only One of Them Is Nearly Done.

By The Magnolia Standard · September 8, 2026

People keep asking when 1488 will be finished. The honest answer is that it depends entirely on which piece of 1488 you mean, and the two answers are more than a year apart.

There is a conversation that happens at every counter in town: when is this road going to be done. It gets answered with a shrug, or with a date somebody half-remembers. The reason nobody can answer it cleanly is that "the 1488 project" is not a thing. There are two of them, they started nineteen months apart, and they finish more than a year apart.

The western piece runs from the Waller County line to FM 1774. It began in November 2020, it costs $35.35 million, and as of TxDOT's March 10 update it was 98 percent complete, with a finish in the second quarter of this year. That is the stretch that feels done, because it very nearly is.

The piece through Magnolia is the other one. It runs from FM 1774 to just west of FM 149, it began in June 2022, it costs $48.28 million, and it was 64 percent complete at the same March check. Its scheduled finish is the third quarter of 2027.

Both do the same thing to the road: two lanes become four, with a continuous left-turn lane down the middle. Both are paid for with state funds. Together they come to $83.63 million spent on one farm-to-market road through one small town, which is a fair measure of how much traffic FM 1488 is now being asked to carry.

So if you drive in from the west and think the work is basically over, you are right about your half. If your business sits between 1774 and 149, you have another year and change. That is not a delay and nothing has gone wrong. It is simply a later project that started later.

Worth saying plainly: percentages are TxDOT's own, quarters are targets, and a target is not a promise. Weather and utility relocations move these dates, and they have moved before. We will keep an eye on the next update rather than repeat this one back to you in six months.

If you run a business on the affected stretch and the construction is doing something to your week, good or bad, the newsroom would like to hear it. That is the part the percentage figures never show.

Sources: Community Impact's April 3, 2026 transportation roundup for the Tomball-Magnolia area, reporting TxDOT's March 10, 2026 media update, which carries the percent-complete figures, costs, limits and scheduled completion quarters for both FM 1488 segments. Completion quarters are TxDOT projections and can change. Corrections to editor@themagnoliastandard.news.
