A Family Coffee Shop Is Building Its Second Home on FM 2978

A family coffee shop from The Woodlands is building a second home on FM 2978. If the permit timeline holds, Magnolia gets its own Third Gen sometime this summer or early fall.
The coffee is already being poured a few miles east. Third Gen Coffee has run its first shop in The Woodlands, at 25136 Grogans Park Drive, and now it's building out a second location in Magnolia at 32615 FM 2978. A state permit filed for the work lists it as a renovation, roughly $77,000 in build-out, with the job running from May into August of this year. That points to a likely opening in late summer or early fall, though buildouts slip and the shop hasn't set a public date.
The name is the pitch. The family behind Third Gen sources its beans from its own coffee project in Honduras, three generations into the work. That's a different story than a franchise counter. The menu runs the usual espresso drinks, cold brew, brewed coffee, and tea, but the beans trace back to one family's land instead of a broker's warehouse.
FM 2978 is the Magnolia side of the line that runs down toward Tomball and The Woodlands, and it's been filling in with rooftops for years. A sit-down coffee shop on that stretch is the kind of small thing that makes a growing corridor feel like a place instead of a commute. It also gives the west end of that road something it mostly hasn't had: somewhere to sit down with a cup that isn't a drive-through.
