Lowe's Opens at Magnolia Village as the FM 1488 and Spur 149 Corner Fills In

The corner of FM 1488 and Spur 149 keeps filling in. Lowe's opened there in May, Academy is on the way, and Magnolia Village is turning a crossroads into a place to shop.
Drive to the west end of Magnolia and the change is hard to miss. A new Lowe's Home Improvement has been open at 4427 Magnolia Village Drive since May 9. The store runs 109,830 square feet, with a 30,360-square-foot garden center attached, and the company calls it its newest build in seven years. Opening day started at 9 a.m. with a ribbon-cutting, free food, and live radio. Students from Magnolia High School carried the rest of the morning: the choir, the band, and the ROTC all took part in the ceremony.
The Lowe's anchors Magnolia Village, a retail development going up at the corner of FM 1488 and Spur 149. It won't be the only big name there. Academy Sports + Outdoors is also coming to the center, which would put two large retailers on a corner that not long ago was mostly open ground.
The City of Magnolia's economic development office points to arrivals like this when it explains the town's finances. Magnolia's property-tax rate has dropped from $0.4529 per $100 of valuation in 2020 to $0.2509 in 2024. The city credits that decline to new business, more than 25 companies added over the same stretch, spreading the cost of running the town across a wider base.
The idea behind it is plain enough. Every store that opens on the tax roll is another business helping pay for roads and public services. When the roll grows, the rate each property owner carries can come down. A shopping corner that saves residents a drive toward The Woodlands also, quietly, shows up on the tax statement.
